A typical residential diagnostic takes 1.5–3 hours on site. Commercial diagnostics often take longer. Our written reports run 2–3× more detailed than any other leak company’s — covering current condition and future concerns.

How It Works

Detection is separate from repair — and that protects you.

Detection is finding the leak. Repair is fixing it. Responsible specialists price them separately, and here’s why that’s in your favor:

Repairs can’t be honestly priced before diagnosis

Before the leak is found, nobody knows what the repair is. A repair price quoted before diagnosis is either wild guessing or worst-case pricing that assumes the most expensive possible fix. Neither is fair to you.

Sometimes there’s no leak at all

Some diagnostics conclude the “leak” is actually normal evaporation, a malfunctioning auto-fill, or heavy splash-out. In those cases the diagnostic fee is your entire cost — and you have a written finding to prove it.

Minor fixes happen on the spot

When the leak turns out to be minor, we complete the repair during the same visit — typically just $5–$65 on top of the detection cost. Major repairs are always quoted in writing before any work begins.

Extreme low quotes ($149, $199, etc.)

A full diagnostic with the specialized equipment and labor described above cannot be profitably performed at these prices. It’s either not a full diagnostic or it’s bait for a repair upsell — expect the repair quote to be inflated to cover the missing margin.

“Free” detection, or the fee waived if you do the repair

That cost is almost always built into the repair quote. Bundling detection into repair also creates a conflict of interest: the company has an incentive to find expensive problems, and you have no independent diagnostic to verify the work.

Why is specialist leak detection more expensive than a handyman’s visit?
A specialist diagnostic includes pressure testing equipment, dye testing, an underwater dive inspection, electronic listening for underground plumbing, and a written report suitable for real estate use. A handyman visual inspection can find obvious leaks but misses the majority of actual sources. We’ve been doing exactly this — and only this — since 1997.
